Assisted Sale FAQs

The property will be marketed for sale with your current agent. They will market the property and we will take care of all viewings along with the agent. We are motivated to secure a sale as quickly as possible and by refurbishing the property we are making the property more sale-able.

This depends on the level of refurbishment needed. We aim to move fast as we too are motivated to sell your house as quickly as possible.

This depends on a number of different factors such as the our offer price to you, the cost of the refurbishment, the resell value and whether you need us to take on additional on-going costs such as utility bills, council tax etc.

We cover your costs for you. We pay your fee to the agent for selling the property. We also pay your solicitors fees too. Working with us on an assisted sale is much more cost effective than a traditional sale.

Your specialist solicitor that we put you in touch with, will send the agreed sale funds direct to you once a sale completes, just as they would in a normal sale. It’s exactly the same process.

Unfortunately not. The reason is you will need to use a solicitor who is experienced with ‘assisted sales’. We provide you with the details of a solicitor and we cover their costs too. The solicitor is independent and does not work for us in any capacity, we only refer their details to you. We can deal with your solicitor during the sale process and keep you up to date so you know where the sale is up to.

Yes, the contracts and agreements are all drawn up by solicitors. Assisted sales have been around for a long time and many people see them as a great option as you get all your fees covered, plus you get the sale that you wanted.

More often than not, we refurbish a property like yours at our own cost. So, we are adding value but more importantly we are making the property more sale-able on the open market. So, the end selling price is likely higher than what we agree with you. Once all the costs are covered and paid and you have your agreed price, we have what is left-over after everybody else is paid.

We do our homework and in doing so we have looked at similar properties that have sold in your area. We also take into consideration market demand for a property like yours. We carry out a great deal of market research on the likelihood of a sale being achieved. We would not offer an assisted sale if we had any doubts of selling the property. We have also discussed the likelihood of achieving a sale with your property with a range of local agents. If one of those agents suggested anything negative in regards of achieving a sale, then we would not offer you an assisted sale.

No this is not possible as we need to carry out a refurbishment on the property and we will have tradespeople in the property. It is not possible to live in the property during this time. We also require that you move all personal belongings and furniture from the property too. As to sell the property we sometimes dress the property by hiring furniture to aid and assist with selling the property. (Just like you see in show-homes in new properties.)

This depends on a several different factors including local rental demand and current market rental rates. We also take into account the size of your property, the location, bills, and if needed, the cost of a refurbishment. Once our research is complete we will have calculated an amount we will be able to pay you each month.

We aim to make things as easy as possible for you. We take on the day-to-day management and responsibilities associated with renting out the property. This includes finding suitable tenants, handling maintenance and repairs, ensuring compliance with regulations, and managing any issues that may arise during the length of the contract.

However, it’s important to note that you, as the owner, may still be responsible for certain obligations outlined in the contract, such as maintaining the structure and exterior of the property and adhering to any specific terms agreed upon. We’ll provide you with detailed information about your responsibilities as the landlord and ensure that you have a clear understanding of your role in the guaranteed rent scheme.

 

We aim to be flexible, and each contract will be different depending on your property and individual circumstance. We typically aim for contracts to be in the region of 3-5 years, but they can be longer or shorter if needed. There will also be the option to extend the contract.

No. Think of us as a property management company rather than a tenant. our guaranteed rental contracts are an arrangement where we, as the property management company, take care of everything for you. You still own the property, and we handle all the renting details and take on the responsibility of managing the property, finding suitable tenants to occupy it, maintenance, repairs, and compliance with regulations. We pay you, the landlord, a fixed rental income for the duration of the contract, regardless of whether the property is occupied or not.

At the end of the agreement there will be different options for you depending on your preferences and circumstances. One of these is the option to extend or renew the contract.

If you wish to take back control of your property, we can either return it to you in its original condition, or, return it to you as is in its current refurbished state.

We can also discuss the option to buy your property if you no longer wish to own it.

No, there are absolutely no upfront fees or hidden costs for you to pay. This is one of the benefits of choosing to work with us.

As every property is unique, we spend time to carefully assess a combination of factors to calculate the value of your property. These factors include location, size, condition and if needed the cost of a refurbishment. We also spend time researching recent market trends and direct comparables in the local area to be able to offer you a fair price. We will be more than happy to share this information with you.

As time is of the essence, we aim to be able give you an offer within 48 hours after a viewing. However, in some cases where an extensive refurbishment is needed, we may need more time to do research and calculate costs.

We work on a timescale to suit you whether you need a quick sale or not. We aim to move fast and aim to finalise in a matter of weeks. If you have an urgent timeline to complete by then please let us know.

No, there is no need to pay for a valuation are we have our own process to determine our offer to you. However, if you have already had a valuation done then this could assist and speed up the process for us to get back to you.

No, not at all.  We will only give you an offer once we have conducted our research, considering all the factors involved and we have all the information we need. We will not change or lower our purchase price at the last second and be open and honest with our offer.

Absolutely. We are not looking to cut out any estate agent, in fact we work closely with agents to create a win-win for everybody. If this is the case, we may be able to pay towards the estate agents fee.

Of course, if you do not have a solicitor already then we will be more than happy to put you in touch with a solicitor that can complete to your timescale.
